Even here in France, we have heard of many people suffering at
the hands of cowboy contractors (mostly english), some works taking-over
2 years, and still not finished, some clients paying up front, then
being told that the works are finished, on arrival finding that
they don't even have a roof, a lot of people have paid large sums
up front, then the contractor goes off leaving an unfinished mess
and a client with no money to finish the work, last year saw an
increase of 500% in the amount of court actions against dodgy contractors,
in most cases there is no financial redress.
If you are buying a property in the Cruese region of France that
needs major renovation or conversion works, please talk to me before
you engage a contractor, it could save of money and grief.
Before you engage a builder here
in France you must be aware of the following
All Tradesmen MUST be registered and have
valid insurances, employing a unregistered contractor can
make you liable to a large fine (up to 50,000 euro's) plus you will
have to pay any tax contractor would be liable for on all monies
paid by you. Any contract you have could be invalid, you might not
be able to have any claim if things go wrong, plus your house insurance
could be invalid if you have work done by a unregistered electrician
or plumber.
You must get a DEVI (not similar to a UK quote) this is a legally
binding agreement, it details the works, costs, amount of deposit
{usually 20-30%) the balance is nearly always payable on completion.
